In order to give our customers an added peace of mind, we have created the Aztec Guarantee. All of our team members are certified, knowledgeable inspectors that we trust in any situation or inspection. However, they are still human and humans are known to make the occasional mistake. If our inspector misses something that should have been documented during the inspection, we will make it right! We understand that the home-buying process can be tiresome and stressful, and we want to make our customers feel secure and confident when they turn to Aztec Property Inspections.

The Aztec Guarantee is a guarantee on the quality of our work. If you find any property issues that we missed in our home inspection report, we will repair the item. Our Aztec Guarantee covers repairs up to $1,500 on anything from plumbing leaks to faulty garage doors. The guarantee covers any and all of our customers for 60 days after the date of the inspection. If you move in to your new home and are surprised to find that something is wrong that was not documented in our report, give us a call and we will be happy to arrange the necessary repairs.

Keep in mind, there are some limitations to what we inspect and, therefore, limitations on what we will cover with our guarantee. We advise customers acquaint themselves with the Standards of Practice that cover all CREIA Certified inspectors: https://www.creia.org/creia-standards-of-practice. Our inspectors do not inspect or guarantee the adequacy of items that are outside the scope of a home inspection report, such as sprinkler systems, pools, water filters, etc. – all of which are mentioned in our Standard Inspection Agreement. We also cannot inspect or guarantee items that we cannot properly view or test (i.e. items blocked by furniture and/or personal property, rooms that are locked, utilities that are off at the time of the inspection).

The Aztec Guarantee is also not to be confused with a home warranty. If any item becomes defective within 60 days of inspection, but was properly operational during time of inspection, then said item will not be covered by our guarantee. We advise our customers to look for the recommendations in our report that may point out areas of future concern (i.e. corrosion on a plumbing fixture that could later lead to an active leak). If an item has been inspected and was found to be in acceptable condition, the item will be marked as “Acceptable” in the inspection report. If something later goes wrong with an item that was marked “Acceptable” and was indeed operational during the inspection process, then we are unable to foresee these issues and cannot guarantee repair of the item. If a roof begins to leak after the first rain of the season, then unfortunately we have no way of foreseeing this issue. The same goes for drain line clogs due to normal usage – we run the plumbing systems extensively and will note any evidence of slow drainage, but we cannot predict or view blockages, and we do not include a scoping of the drain lines in our services. Home inspection reports are simply a factual statement of our findings at the time of the home inspection, and we are unable to predict future problems and/or warrant items.

If you do find a problem with your home that was missed during the home inspection, give us a call and we will be happy to repair/replace the item using one of our trusted referrals for licensed contractors. We will not cover the cost of a repair that was done by a third-party serviceman.
