San Diego Home Inspection
Buying, selling or staying in the property you own, a property inspection just makes good sense! Understanding the condition of the systems and components of a home are critical when it comes to purchase, repair and maintenance decisions.

A professional property inspection is an impartial third-party visual evaluation of the physical structure, electrical, plumbing, heating, air conditioning, roofing, interior and exterior.

Within 48 hours of completion the home inspector will e-mail you a computer generated inspection report with pictures.  This home inspection will come in the format of a PDF and will detail the condition of each item inspected.

Two Certified CREIA Inspectors are Provided on Most Houses 
In most cases two CREIA certified home inspectors will be on site to expedite your inspection.  All inspectors are both ITA and CREIA certified inspectors.  Certifications are important because the state has no requirements for home inspectors.

EXTERIOR: grading, walls, coverings, patios & decks, patio covers, sidewalks & driveways, soffits & fascias, doors/windows & trim, gutters & downspouts, retaining walls, fences & gates.

STRUCTURE: foundation, crawlspace, footings & columns, floors, walls, chimneys.

ROOFING: structure, coverings, flashings, skylights, vent/stacks.

ELECTRICAL: service entrance, grounding, panel & sub panels, branch circuits, outlets, GFCIs, circuit integrity.

HEATING and A/C: description, combustion system, a/c components, supply & discharge lines, venting, ductwork & registers, controls & thermostats.

PLUMBING: main supply line, distribution lines, fixtures, vents & traps & drains, functional flow.

INSULATION: attic, walls, crawlspace, floors, lines, ductwork, air & vapor barriers.

INTERIOR: walls, ceilings, windows, floors, doors, stairs, fireplaces, smoke detectors (test buttons).

How Long Will it Take? 
In most cases, the average condo inspection takes about one hour. The average home inspection takes about two hours depending on the size, condition and age of the property. A comprehensive computer generated inspection report (with pictures) is provided within two business days of completion of the property inspection. In most cases two CREIA certified home inspectors will be on site to expedite your inspection.
